Data centre downtime from MEP installation errors costs millions per hour. A cooling pipe that clashes with a cable tray, discovered during fit-out, can delay fit-out completion by weeks. BIM coordination at design stage is an insurance policy against catastrophic commissioning delays.
Practical Guidance
Hot and Cold Aisle Modeling: Model hot aisle and cold aisle containment as BIM volumes in the coordination model. All MEP routing decisions in the data hall must be checked against these volumes — a cooling duct that penetrates the cold aisle containment boundary negates the airflow separation strategy.
Raised Floor Coordination: Data centre raised floor systems carry cooling air and cabling. Coordinate raised floor void routing (cable routes, cooling supply plenums, structural pedestal positions) in 3D. A duct that requires a raised floor pedestal to be relocated must be identified before raised floor installation.
Power Distribution Redundancy: Model primary and redundant power distribution paths as separate BIM elements with redundancy level parameters (N, N+1, 2N). Coordination review should verify that primary and redundant paths are spatially separated and do not share a common failure point (same cable tray, same conduit route).
Seismic Restraint: Data centre MEP equipment requires seismic restraint in seismic zones. Model seismic restraint bracing as BIM elements in the coordination model. Seismic braces frequently conflict with structural members and ceiling systems — coordinate before installation.
