Roof equipment is exposed, heavy, noisy, and maintenance-intensive. Poor BIM coordination can create waterproofing penetrations, blocked drainage, unsafe access, vibration issues, or equipment that cannot be replaced.
Practical Guidance
Structural Support: Coordinate equipment weights, steel supports, plinths, vibration isolators, and load paths with the structural model.
Drainage and Waterproofing: Roof falls, drains, overflow paths, upstands, penetrations, and waterproofing details must be reviewed around equipment bases and pipe routes.
Access and Safety: Model walkways, ladders, guardrails, maintenance clearance, lifting zones, and replacement routes. Service access should be safe in real weather conditions.
MEP Interfaces: Coordinate duct drops, pipe penetrations, electrical isolators, cable trays, controls, and lightning protection early to avoid late roof changes.
