Property sets are the mechanism by which BIM data travels from Revit into IFC and downstream into FM, CAFM, and asset management systems. Without correctly configured property sets, the geometry arrives but the data does not.
Why This Matters
FM systems require specific data attributes for every element: manufacturer, model number, installation date, maintenance schedule, and warranty expiry. If this data is not in the IFC property sets, the handover package fails FM system import and requires expensive manual data entry.
Practical Guidance
Standard Property Sets: IFC includes standard property sets for common element types: Pset_WallCommon, Pset_DoorCommon, Pset_PipeSegmentTypeCommon. Use these standard sets before creating custom sets to maximise interoperability with receiving software.
Custom Property Sets: Project-specific requirements that are not covered by standard sets need custom property sets (e.g. Pset_LUA_AssetData). Define custom sets in the BIM Execution Plan and configure them in Revit shared parameters before modeling begins.
Revit-to-IFC Mapping: Map Revit shared parameters to IFC property set fields in the IFC Export Setup. A parameter that exists in Revit but is not mapped will not appear in the IFC file. Test the mapping with a sample element before full model export.
COBIE Integration: COBie is a data exchange format for FM that maps directly to IFC property sets. Projects with COBie handover requirements should configure property sets from the COBie schema from the start of modeling.
