Revit Model Handover Checklist: What to Verify Before Submitting BIM

BIM handover is the formal transfer of the project model and its data to the client or FM team at project completion. Without a systematic handover checklist, models arrive with missing data, broken links, unresolved warnings, and geometry errors that make them useless for FM operations.

Why This Matters

FM teams that receive incomplete BIM models often abandon them and revert to 2D drawings within months of handover. A complete, validated BIM handover is the only way to realise the long-term FM value of the investment in BIM during design and construction.

Practical Guidance

Data Completeness: Verify that all required FM parameters (equipment tag, manufacturer, model number, installation date, warranty expiry, maintenance zone) are populated for every asset-class element. Run a parameter completeness report and resolve gaps before submission.

Geometry Quality: Purge unused families, line styles, and view templates. Remove all in-place families and replace with parametric ones where possible. Check Revit warnings and resolve all critical warnings before handover.

Coordinate Verification: Confirm the handover model uses the agreed shared coordinate system. The FM team or GIS team may need the model to align with a geographic coordinate system for site management.

IFC Validation: Run the handover IFC through a schema validator (Solibri) and a FM system test import before formal submission. Test imports are the only reliable way to confirm that property set data will be correctly received by the FM system.

Checklist

  • Run parameter completeness report against FM data requirements
  • Purge unused content and resolve critical Revit warnings
  • Verify shared coordinate system alignment
  • Perform test IFC import into FM system before formal handover submission

A BIM handover is only complete when the FM team confirms they can import and use the data — submission is not completion.
