Laboratory BIM must coordinate dense services, fume extraction, gases, containment zones, drainage, emergency systems, equipment loads, and future flexibility. Laboratory buildings change often, so BIM decisions should support safe operation and future reconfiguration.
Why This Matters
Laboratories are service-heavy environments. A missed exhaust route, gas isolation point, emergency shower drain, or maintenance clearance can affect safety, compliance, and research continuity.
Practical Guidance
Service Density: Coordinate lab gases, vacuum, compressed air, purified water, drainage, ventilation, power, data, and controls with bench layouts and equipment footprints.
Containment Logic: Model or document containment zones, pressure relationships, fume hood exhaust paths, and emergency ventilation requirements. These are operational rules, not just geometry.
Equipment Interfaces: Laboratory equipment often drives MEP requirements. BIM families or placeholders should include service connections, heat gains, access zones, and replacement paths.
Future Change: Reserve capacity in ceiling voids, risers, utility corridors, and service panels. Laboratory users frequently change equipment and workflows after opening.
Checklist
- Coordinate all lab services against bench and equipment layouts
- Record containment zones and pressure relationships in project data
- Include equipment service connections and heat gains in BIM review
- Reserve visible future capacity for lab changes
