Commissioning teams need BIM views that help them test, inspect, balance, and record MEP systems. These views should show systems, equipment, test points, access routes, control zones, and responsible trades in a way that supports real site work.
Why This Matters
Commissioning often suffers when BIM models are prepared only for design coordination. A model may be coordinated but still difficult for testing teams to use if valves, dampers, sensors, balancing points, and control panels are hard to locate.
Practical Guidance
System-Based Views: Create commissioning views by system: chilled water, heating water, ventilation, smoke control, domestic water, drainage, fire protection, power, and controls.
Test Point Visibility: Show commissioning points such as balancing dampers, test ports, sensors, meters, valves, control panels, and isolation points. These should not be buried inside generic model graphics.
Access Review: Commissioning access is different from installation access. Testing teams need repeatable access after ceilings, finishes, and equipment are installed.
Status Data: Add commissioning status fields or link model elements to test records. The model can become a visual index of what has been tested, failed, retested, and accepted.
Checklist
- Create system-based commissioning views
- Make test points, sensors, valves, meters, and panels easy to find
- Check access after final ceilings and finishes are installed
- Track tested, failed, retested, and accepted status against model elements
LUA BIM LABS Insight
Commissioning BIM should reduce site searching. A useful view helps the tester find the device, understand the system, and record the result.
