BIM Level of Development for Architectural Elements: LOD 100 to 400

Level of Development defines what information a BIM element contains and what decisions can be made from it. For architectural elements, understanding the difference between LOD 100 massing, LOD 200 schematic geometry, LOD 300 coordination geometry, and LOD 400 fabrication detail determines whether a model is fit for its intended purpose.

Why This Matters

Receiving an LOD 200 architectural model when structural coordination requires LOD 300 is one of the most common causes of coordination rework. LOD mismatch is invisible until a structural engineer tries to use architectural wall positions for connection design and discovers the walls are schematic placeholders.

Practical Guidance

LOD 100 — Massing: Represents building volume and orientation. Suitable for area calculations and site coordination only. Not suitable for any discipline coordination or regulatory submission.

LOD 200 — Schematic: Elements have approximate size and location. Suitable for early MEP space planning and structural grid confirmation. Not suitable for clash detection or construction documentation.

LOD 300 — Coordination: Elements are modeled to actual dimensions and positions. Suitable for multi-discipline clash detection, permit submission, and quantity takeoff. The standard requirement for coordinated BIM on most projects.

LOD 400 — Fabrication: Elements include fabrication and assembly information. Required for curtain wall, structural steel, and prefabricated components. Usually produced by specialist subcontractors, not the design team.

Checklist

  • Define LOD requirements per element type in the BIM Execution Plan
  • Confirm LOD at each design stage gate before issuing models
  • Communicate LOD limitations explicitly when issuing models below LOD 300
  • Request LOD 400 models from subcontractors as a contractual deliverable
