Renovation projects require tracking what exists, what is demolished, and what is new — all within the same Revit model. Phases are the tool that makes this possible, but they are frequently misused or ignored until coordination problems appear.
Why This Matters
Without correct phase settings, architectural elements appear in wrong views, clash detection includes demolished elements, and IFC exports carry incorrect status data. Phase discipline is the foundation of a reliable renovation BIM model.
Practical Guidance
Phase Definition: Set up Existing, Demolition, and New Construction phases before modeling begins. Align phase names with the project programme and issue schedule so every team member uses the same terminology.
Phase Filters: Configure view phase filters carefully. A coordination view should show only New Construction elements by default. Demolition overlays need separate filtered views to avoid confusion during clash review.
IFC Phase Mapping: When exporting to IFC, phase status maps to IfcObject ChangeAction. Confirm that Existing, Demolished, and New map correctly before submitting to structural or MEP consultants.
Linked Model Phases: Structural and MEP linked models must use matching phase definitions. A mismatch causes elements to appear in wrong phase filters and breaks federated coordination views.
Checklist
- Define all phases before first modeling session
- Assign phase filter to every view template
- Verify IFC phase export with a sample file before bulk submission
- Check linked model phase names match host model
