Owner Information Requirements in BIM: Turning OIR into Checkable Data

Owner Information Requirements define what information the owner needs from BIM for design review, construction control, asset management, and operation. The challenge is turning those requirements into fields, rules, schedules, exports, and checks that project teams can actually deliver.

Why This Matters

Many projects mention OIR in the BIM Execution Plan but never convert it into model-level validation. The result is predictable: the owner receives models with inconsistent naming, missing asset data, and unclear handover value.

Practical Guidance

Translate Requirements: Convert each owner requirement into a model element category, parameter name, required value format, responsible discipline, and validation timing.

Separate Need from Nice-to-Have: Owners may request more data than they can maintain. Prioritise maintainable assets, safety-critical systems, warranties, and operational identifiers before decorative or low-value data fields.

Make It Testable: A requirement such as 'provide equipment information' is too vague. A testable version names the fields: asset tag, manufacturer, model, serial number, location, system, warranty start, warranty end, and maintenance interval.

Track Compliance: Use schedules or QA exports to monitor missing values weekly. OIR compliance should be visible long before final handover.

  • Map each owner requirement to category, parameter, format, owner, and deadline
  • Prioritise maintainable assets and safety-critical information first
  • Define pass/fail validation rules for required fields
  • Review OIR completion weekly during production, not only at handover
