Prefabricated MEP work depends on BIM models that are accurate enough for fabrication, delivery, lifting, and installation. When ducts, pipes, racks, or plantroom assemblies are prefabricated, the BIM model becomes a production instruction rather than a coordination reference.
Why This Matters
A coordination model can tolerate some approximation. A prefabrication model cannot. If hanger positions, flange allowances, valve orientation, access zones, module boundaries, or transport dimensions are wrong, the fabricated module may not fit on site.
Practical Guidance
Module Boundary Definition: Define each prefabricated module boundary in the model. Include maximum transport size, lifting points, access zones, field connection points, and installation sequence constraints.
Spool Drawing Data: Spool drawings should use BIM element data for pipe size, material, length, fitting type, insulation, support details, and connection references. Manual spreadsheet transcription increases fabrication risk.
Field Connection Strategy: BIM teams must mark where prefabricated work ends and site installation begins. Field welds, flanges, couplings, flexible connections, and test points should be coordinated before fabrication release.
Installation Path Review: A module that fits in its final location may still fail if it cannot move through the site. Review delivery path, lifting route, turning radius, temporary openings, and crane access in the federated model.
