Revit Room and Space Data for BIM Handover in Architectural Projects

Room and Space elements in Revit carry the data that facility managers, MEP engineers, and cost planners rely on throughout a project's life. Treating them as decoration rather than data objects is a consistent source of handover failures.

Why This Matters

FM systems require room numbers, names, areas, and occupancy classifications to be accurate at handover. When rooms are missing, duplicated, or have incorrect boundaries, the handover package fails validation and requires expensive rework.

Practical Guidance

Room Placement: Every enclosed architectural space must have a placed Room element. Rooms separated by partial-height partitions need room separation lines to maintain correct boundary calculation.

Shared Parameters for FM: Add FM-required parameters to the Room category: Department, Occupancy Type, Net Area, Gross Area, and Maintenance Zone. These parameters persist through IFC export and into CAFM systems.

Space vs Room: MEP engineers need Space elements (not Rooms) for load calculations. Spaces inherit room data but are managed in the MEP model. Confirm which team places Spaces and when, to avoid duplication.

Area Calculation Method: Confirm whether Net Internal Area, Gross Internal Area, or Gross External Area is required for the project. Set the correct area scheme in Revit and document it in the BIM Execution Plan.

  • Place rooms in every enclosed space before first coordination issue
  • Confirm shared parameters with FM requirements before modeling
  • Run room area schedule and compare to agreed GIA before handover
  • Export rooms to IFC and validate IfcSpace data in viewer
