BIM for Asset Replacement Records: Before-and-After Data That Matters

Asset replacement records use BIM to track what equipment was removed, what replaced it, where it is installed, and what data changed. This keeps operational records aligned with the real building.

Why This Matters

Equipment replacement can break handover data if asset IDs, warranties, serial numbers, maintenance schedules, and system connections are not updated.

Practical Guidance

Capture Before Data: Record old asset ID, location, condition, reason for replacement, and removal date.

Capture After Data: Record new manufacturer, model, serial number, warranty, settings, and maintenance interval.

Check Connections: Confirm physical and data connections such as power, controls, pipes, ducts, and BMS points.

Update Systems: Align BIM, CAFM, BMS, labels, drawings, and O&M records.

Checklist

  • Record removed asset identity and replacement reason
  • Capture new asset data and warranty fields
  • Verify service and controls connections
  • Update BIM, FM systems, labels, and manuals

Replacement is a data event as much as a maintenance event. BIM keeps the before-and-after story intact.
