BIM for Renovation Projects: Managing Existing Conditions Across Disciplines

Renovation BIM projects require managing three parallel realities: the existing building as-built, the elements to be demolished, and the new construction. Coordinating these across architectural, structural, and MEP disciplines in Revit requires systematic phase management and a clear model scope agreement.

Why This Matters

Renovation projects have higher coordination risk than new build because existing conditions are often inaccurately documented, hidden MEP services are discovered during demolition, and structural interventions interact with hidden existing elements. BIM helps manage this uncertainty but requires realistic scope expectations.

Practical Guidance

Survey-Based Existing Model: The existing building model should be based on an accurate survey, not historical drawings. Laser scanning or photogrammetry produces a point cloud that can be imported to Revit as the geometric basis for the existing model. Historical drawings contain errors that compound into costly coordination failures.

Phase Management: Use Revit phases to clearly separate Existing, Demolition, and New Work across all discipline models. Every element must have a correct Phase Created and Phase Demolished assignment. Coordinate phase assignments with the contractor's demolition programme.

Unknown Services Risk: Model known existing services as 3D elements. Mark zones of uncertain existing service routes as risk volumes in the coordination model. These risk volumes alert the new MEP design to avoid routing in uncertain zones without investigation.

Structural Intervention Coordination: New openings, penetrations, and structural modifications in existing elements require particularly close architectural-structural-MEP coordination. Model proposed penetrations as cutting elements and clash-test them against the existing structural model before issuing for approval.
