From Design BIM to Construction BIM: What Changes Between Phases

Design BIM and construction BIM serve different purposes with different users. The design BIM model communicates design intent to consultants and regulators. The construction BIM model guides site operations for contractors and subcontractors. Understanding what must change between these phases prevents expensive BIM misapplication.

Why This Matters

Contractors who receive design BIM models without understanding the LOD and scope limitations often trust model data for setting-out or procurement that the model was not designed to support. BIM misapplication claims arise from this gap between design model capability and contractor expectation.

Practical Guidance

LOD Increase: Design models typically deliver LOD 300 at construction issue. Contractors need LOD 400 for installation — exact duct sizes, exact pipe routes, exact slab penetration positions. The LOD 400 model is typically produced by specialist subcontractors and must be coordinated against the design model.

Subcontractor Models: In the construction phase, MEP subcontractors produce detailed installation models (LOD 400) that supersede design consultant models (LOD 300) for installation purposes. The coordination workflow must manage the handoff from consultant model to subcontractor model, including clash resolution between the two.

As-Built Recording: The construction phase model should be continuously updated to record as-built conditions. Deviations from the design model, approved design changes, and site-discovered conditions must be recorded in the BIM model to produce a reliable as-built model for handover.

Model Ownership: In the construction phase, model ownership shifts from design consultants to the main contractor. The BIM Execution Plan must clearly define when this shift occurs, what the design consultant's ongoing model maintenance obligations are, and how changes are incorporated.
