Structural BIM for Precast Concrete: LOD and IFC Workflow

Precast concrete construction requires BIM models that go beyond design coordination to support manufacturing, logistics, and installation sequencing. The LOD requirements for precast BIM are significantly higher than for cast-in-place structures, and the IFC workflow involves specialist precast software.

Why This Matters

Precast elements are manufactured off-site with tight dimensional tolerances. BIM modeling errors that are acceptable for cast-in-place construction — a column that is 20mm in the wrong position — cause precast elements to not fit on site. The cost of a rejected precast panel or incorrect connection embed is an order of magnitude higher than a minor site adjustment for cast-in-place work.

Practical Guidance

LOD 400 Requirements: Precast BIM requires LOD 400: element dimensions to fabrication tolerance, connection insert positions, lifting anchors, MEP penetration sleeves, and surface finish requirements. This level of detail is typically produced by the precast contractor, not the structural designer.

Precast Software Workflow: Specialist precast software (Tekla, Allplan, Elematic) produces LOD 400 precast BIM. These tools export IFC for coordination with the building design team. The IFC exchange between design structural model and precast detailing software must be tested before production begins.

Embed and Insert Coordination: Structural connection embeds for curtain wall, MEP support channels, and secondary steel must be modeled in the precast element before the mould is prepared. These embeds must be coordinated with facade, MEP, and architectural models in a federated view before manufacture.

Sequencing for Logistics: Precast installation sequence drives factory production schedule and site delivery logistics. The 4D BIM model should reflect the precast installation sequence so that crane positions, delivery routes, and temporary propping can be reviewed before site mobilisation.
